Market-leading real estate investor, developer, and operator Crescent Communities has announced the closing of NOVEL Lulah Hills. The company, in partnership with EDENS and NTT Urban Development, is ready to embark on this new chapter in Decatur. Situated within the 78-acre Lulah Hills development, NOVEL Lulah Hills marks the first residential phase of the project.

NOVEL Lulah Hills is an upcoming six-story community featuring 303 residential units. The mixed-use development also includes a ground-floor retail space. Construction on the site will begin soon, with plans to deliver the units in late 2027.

Located at the heart of the Lulah Hills development, this community will reflect the vibrancy of the neighborhood. It is one of the many active Atlanta-area projects led by Crescent Communities. This phase also marks the start of vertical construction, bringing the first residential buildings to the Lulah Hills site.

Crescent Communities and EDENS have previously collaborated on multiple projects. Crescent has also worked together with NTT Urban Development, but this is the latter’s first investment in Atlanta. Other project partners include Bandura Design, Dwell Design Studio, Fortune-Johnson, Kimley-Horn, and LandDesign.

Part of the Lulah Hills Development

Spread across 78 acres, the Lulah Hills project is the redevelopment of Atlanta’s first enclosed mall, the North DeKalb Mall. The project will transform the place into an open-air mixed-use destination. Featuring more than 300,000 square feet of retail and restaurant space, a new Publix grocery, and 1,800 residential units, it will become an experience-focused district.

The destination will reflect the character and history of the community. It will also include multiple green spaces that have connections to Clyde Shepherd Nature Preserve and Emory University. NOVEL Lulah Hills is the first residential project within this area, which is why this closing is a major milestone for the community.

New Amenities Highlight Modern Living at NOVEL Lulah Hills

NOVEL Lulah Hills is designed as a vibrant, connected community that blends modern architecture with local culture. The six-story community will house 303 units, including studios and one-, two-, and three-bedroom apartments.

The project will also include more than 39,000 square feet of ground-floor retail space. The community will offer a variety of thoughtfully designed amenities to suit every lifestyle. Every one of these comes with a unique name, like The Mercantile Club, The Den, The Rose Room, and The Gathering Place.

The Mercantile is a curated social hub featuring a flexible space for workshops and events. It includes a lively courtyard, a pool area, cabanas, a game garden, outdoor dining spaces, and more. The Rose Room will serve as the fitness studio, while The Gathering Place diner fosters a sense of community for residents.

The development ushers in the next phase of Lulah Hills, creating lively spaces that enhance daily life for future residents.
