Under-Construction SoNo Residential Mixed Use To Instead Open as Hotel

Developer DEZHU has submitted plans to convert the up and coming 126 Renaissance multifamily property into hotel use.

DEZHU US Inc.’s under-construction multifamily mixed-use development in the SoNo (South of North Avenue) neighborhood will likely instead operate as a hotel. That’s per a filing this week with the City of Atlanta seeking approvals to convert 126 Renaissance into a “hotel use” instead of condominiums ahead of its debut.

It’s unclear why DEZHU — which is behind the brand new Reverb by Hard Rock Hotel in Castleberry Hill — is making the switcheroo. The real estate developer on Tuesday did not immediately respond to What Now Atlanta’s request for comment. The project’s architect Goode Van Slyke Architecture was also not reachable.

Details such as the hotel’s name have not yet been revealed and marketing materials for 126 Renaissance still list the project as offering 124 condos ranging in price from $236,000 to over $566,000, and in size from 492 to 1110 square feet. Amenities were to include a fitness center, yoga room, dog spa, and a club room.

DEZHU demolished a 1940s-circa auto shop to build the seven-story property. Construction began in 2018. Before DEZHU got a hold of the property there were plans in 2016 to convert the auto shop into Mellen Lofts.
