A new mixed-use development will soon rise at McKinney. The project called Long Branch will be built at an estimated cost of $1.3 billion and will include a mix of housing, retail shops, office facilities, a speciality grocery, and hotels.
Long Branch is an undertaking by Dallas and Phoenix-based Creation Equity. The firm focuses on real estate, alternative investments, and hospitality. The company has partnered with Horizon Capital Holdings and Vaulter to make the project a reality.

Construction of Long Branch to Commence Soon
As the City of McKinney has approved the zoning for the project, the construction of Long Branch will commence soon and progress over a decade. The first phase of the project will be the infrastructure development, which is slated to commence before the end of the year and will be completed within six to nine months. The vertical construction is expected to begin soon afterwards.
Dallas-based design firm GFF has started work on the design for the first phase of the project. Phoenix-based design-build construction firm LGE Design Build will be in charge of the construction.
Details of the Development
Long Branch will cover a total land area of 155 acres, with eighty acres designated for active development, and will consist of four sections. The residential tract of the development will include 1,600 apartments. The 135,000 square feet of retail space that will be part of the project will have a 65,000-square-foot grocery store as its anchor.
Two six-story buildings will include 318,600 square feet of office space in Long Branch. A 100-room hotel will make the hospitality section of the development. A structured parking garage that will span five floors and include 910 spaces will also be a part of it.
The Master Plan for the project has been designed in such a way that walkability and community are given importance. Pedestrian trails of over one mile or 6000 linear feet and streets shaded by trees will be created at the development. About six acres have been kept away for landscaping and to include gathering areas for the future community.
The Location Makes the Prospects Bright
Creation’s flagship district, Long Branch, will be built on the northwest corner of US 75 and the up-and-coming 380 bypass, a few miles north of downtown McKinney. Located in one of Texas’s fastest-growing cities, McKinney, with freeway access, the project has a very promising future.
Creation’s principal, Alex Bez, shared the company’s excitement about the project. “This is a connected, dynamic district that brings together everyday convenience with a sense of destination,” Bez said in a statement. “The modern office campus design at the hard corner of what will soon be one of North Texas’ most prominent highway interchanges also marks a major investment in the city’s future, helping attract new business and top talent to the area,” he went on to say.
“We think that this is one of the best corporate campus opportunities in the entire metroplex,” he added. Bez said their primary aim is to find a major corporate relocation, making a single tenant take over the project. If that doesn’t work out, they will split it among different tenants.
