Dallas is about to start new housing developments as part of a Chicago-based real estate developer’s build-to-rent project. While the developer has already introduced some developments in Texas City, the current flagship Oxenfree project promises new single-family homes and townhouses.

Oxenfree Brings New Build-to-Rent Facility to Dallas
Chicago-based real estate developer, operator, and owner, Core Spaces, has announced its initiative to bring new townhomes and single-family homes under its latest flagship build-to-rent project.
The entire project features around 3,000 homes in markets, namely Dallas-Fort Worth, Florida’s Gulf Coast, Charlotte, Austin, Raleigh, Nashville, and Denver. However, Core Spaces asserts that its Oxenfree portfolio is unique due to its innovative design, development, and property management.
Additionally, the developer said that Oxenfree maintains an urban approach, which presents communal spaces, integration with the environment, and walkability in the Dallas neighborhood.
Features of the New Development by Core Spaces
Oxenfree will offer Dallas residents classy townhomes and spacious single-family homes. For each of these units, Core Spaces will present premium finishes, appealing interiors, private garages, and smart home technology.
The Dallas-based residential development will also offer green spaces, fitness facilities, resort-themed pools, and multi-functional townhouses.
Design-Build Approach of Oxenfree
Core Spaces’ Cliff Payne highlighted the adjustment of their BTR projects based on the changing housing landscape in the US. Implementing the move, Oxenfree is built using a design-build approach.

Dan Goldberg, president of Core Spaces, highlighted the company’s successful background in student housing and noted that the firm is now expanding into hospitality and design with the Oxenfree project.
The real estate developer has moved in this direction due to the value of single-family rentals that transform purpose-built communities. By late summer in 2025, multiple Oxenfree communities will be registered for pre-leasing.
Three Dallas-Fort Worth locations will be seen, namely Oxenfree West Oak (323 homes), Oxenfree Stonebriar (95 townhomes), and Oxenfree Rowlett (158 single-family homes and townhomes).
