Dallas Design District to Welcome a Newly Reimagined Retail Experience with The Seam: An Outdoor Shopping & Dining Destination

The Seam will open its glass doors and tree-lined walkways in the summer of 2026 after having undergone a multi-million-dollar redevelopment. Asana Partners purchased the property in 2023 with plans to transform the asset into a 160,000-square-foot sophisticated retail destination. The project will be brought to life by Morris Adjmi Architects (MA), a New York-based architecture and interior design. Groundbreaking is poised for the first quarter of 2025.

Located at 1444 Oak Lawn Avenue in the heart of the Design District, the area thrives with a vibrant mix of chef-driven restaurants, art galleries, and event venues and has experienced substantial growth in luxury hospitality, multifamily residences, and boutique offices. Adjacent to Uptown Dallas and connected to Highland Park and University Park via Highway 35, the location is easily accessible. The Hi Line Connector—a mile-long trail segment connecting the Katy Trail to the Trinity Strand Trail—adds to the 18-hour activity in the neighborhood.

“The Design District is part of the cultural fabric of Dallas and has long been known for its upscale showrooms, art galleries, and fine dining,” commented Clare Walsh, Managing Director of Leasing for Asana Partners in a statement. “Our vision is to elevate this critical piece of the neighborhood to better complement the area for residents and visitors while meeting the growing demand for thoughtful, curated retail and dining experiences.”

Inspired by neighborhoods like the Miami Design District and New York City’s Meatpacking District—known for their culinary scenes, vibrant nightlife, and shopping—The Seam aims to bring a similar allure to Dallas. The redevelopment will emphasize contemporary and on-trend fashion designers and feature a selection of top dining establishments set within a dynamic network of outdoor patios and sun-dappled courtyards.

“Our planning and design approach was centered on enhancing connectivity and establishing The Seam as the social and geographical heart of the Design District,” says Morris Adjmi, Founder & Principal of MA. “We reconfigured the site’s overall layout, removing portions of the existing complex that obstructed visual and physical connections to Slocum Street. This intervention not only opened up the site but also strengthened pedestrian linkages throughout the district to create a vibrant, seamlessly connected community hub that reflects and elevates the spirit of the area.”
