Stockdale Capital Partners has started construction on a major renovation of The Shops at Northfield. This project will transform the property and rename it as Avenues at Northfield. The redevelopment will include a new central park and significant upgrades to common areas.
Redevelopment Brings Play Areas and Dining Spaces
According to Stockdale Capital Partners, the renovation of The Shops at Northfield plans to add public green space on Main Street with kids’ play areas, landscaping, and a better drop-off experience. It will also feature wider walkways, better signage, new furniture, and updated landscaping. The project will host community events all year as part of its placemaking strategy.
Another highlight of the project is the transformation of a quarter-mile roadway into a 6,000-square-foot pedestrian-friendly space. It will have a play area for children, space for events like kids’ activities, concerts, and wellness classes. The area will also feature an expanded dining space.
“The center’s new brand and identity reflects the role the center plays in the community – where the intersection of 47th and 48th Avenue will converge with a newly modernized pedestrian-only Main Street to create a vibrant community hub for Central Park and the broader community upon the project’s completion,” said Bastian Peters, Managing Director of Retail for Stockdale.
A Thoughtful Design Approach

Stockdale acquired the property in 2022 and has since emphasized redeveloping the center, which first opened in 2005. The company has signed leases up to over 350,000 square feet to date. With the lease agreements, new retailers will open stores at the property.
Some of them include American Eagle, which opened in January, and a local Mexican-owned spot, 3 Margaritas, along with MINISO, which will open in Spring. Stockdale has secured LifeTime and Wayfair, Inc. to occupy the space previously occupied by Macy’s and JCPenney.
Wayfair will open its first brick-and-mortar store in the Mountain West region this fall. LifeTime, a luxury athletic club with resort-style amenities, is scheduled to open in 2027, alongside a new national grocer.
The design team includes Cooper Carry as the architect, Lifescape Colorado as the landscape architect, and CSI Construction Company as the general contractor.
Project Timeline and Vision
Scheduled for completion ahead of the 2026 holiday season, the project is a key milestone in the rebranding and repositioning of the 1.1-million-square-foot lifestyle center.

The transformation of The Shops at Northfield into Avenues at Northfield is a major step by Stockdale Capital Partners to reposition the property as a modern destination.
