The Broe Group has launched phase two of its $200 million redevelopment project in Cherry Creek North, marking a major milestone for the popular Denver district. This next phase is set to accelerate growth in Cherry Creek North, one of Denver’s most sought-after urban districts.

The Broe Group Begins 250 Clayton Project

The Broe Group, a multi-billion-dollar investment company based in Colorado, has begun phase two of its Cherry Creek North redevelopment. Founded in 1972 by Pat Broe, The Broe Group is a Colorado-based investment firm with a Cherry Creek portfolio valued at over $1.5 billion.

The first phase, 200 Clayton, is fully leased and features the largest office floorplates in Cherry Creek North, marking a key milestone for the district. The second phase is 250 Clayton.

The 250 Clayton development will serve as the new headquarters for The Broe Group, Broe Real Estate Group, and OmniTRAX. These core companies will occupy 24% of the new space, underscoring their commitment to Cherry Creek North.

This project supports The Broe Group’s national expansion while strengthening its footprint in the Denver metro area.

Project Details of Phase 2 of Cherry Creek North Redevelopment

The 250 Clayton project is an eight-story, 175,000 square-foot Class A office development situated in the middle of Cherry Creek North. The building, designed and constructed by Beck, will also have huge floorplates of sizes between 25,000 and 30,000 square feet that will offer a special entrance reserved for drive-through visitors and adorned with floor-to-ceiling windows to demonstrate the dynamic nature of the neighborhood.

The ground level will feature 10,000 square feet of high-end retail, adding to Cherry Creek North’s vibrant streetscape. In addition to modern office spaces, 250 Clayton will offer tenants curated amenities, including outdoor areas, a building lounge, and rooftop spaces.

The building will follow top-tier sustainability and energy standards, exceeding Denver’s building code requirements. The building is expected to be completed in the second quarter of 2028.

The demolition is planned to start in January. In preparation for the site demolition, OmniTRAX has started to relocate out of 252 Clayton and Broe Real Estate out of 216 Clayton to temporary offices at 50 S. Steele, and tenant moves are expected to be finished by year’s end.
