Black Rock Coffee Bar is moving forward with a new location in Denver, marking another step in its careful national expansion strategy. The business will be opening at 2096 S. Colorado Blvd, according to permitting documents.
Records show there is a $350,000 tenant finish project in progress for an existing 3,361-square-foot space. Plans were approved in early July and call for all new interior elements—non-load-bearing walls, ceilings, flooring, millwork, seating, and full mechanical, electrical, and plumbing systems.
There will be 12 parking spaces (10 standard and two accessible spots) at the site, which used to house a KFC/A&W dual-concept. Construction documents were signed by architect Rusty Allan. Polo Padilla of ID Studio 4 is listed as the applicant, with Harman Management Corporation as the property owner.
According to Restaurant Dive, Black Rock Coffee Bar operates more than 150 stores across seven states. It primarily has a presence in Arizona and Texas but has been growing in Colorado, with What Now covering the pre-opening of stores in Colorado Springs and Green Valley Ranch.
