A new coffee shop will occupy the empty retail space at 3800 Julian St., Unit #100. City records show that a brand by the name of Four Seas Coffee Culture is the new tenant at the property.

The 1,397-square-foot shell is located on the ground floor of an apartment building on the northeast corner of 38th Ave. and Julian Street. There is no exterior work needing to be done, only interior modifications.

A building log was filed with the city and is listed as “review in progress”. It states that the interior will receive new finishes and paint, a renovated bathroom and kitchen, and a coffee bar.

Records show the business will be open from 6 AM to 6 PM daily, and have seating for 24 patrons. It will be both a sit-down and carry-out concept, with 80% of orders estimated to be the latter.
