Ponte Vedra Beach Property To Redevelop

According to recent reporting in JBJ, St. Johns County has approved the redevelopment of a waterfront restaurant at 301 N. Roscoe Blvd. on the Intracoastal Waterway in Ponte Vedra Beach.

The property which formerly was the home of Lulu’s Waterfront Grill was purchased by Shark Tooth Dining LLC for $4.2 million in November of last year. 

The venture will be led by Alex Cranberg, a “prominent Ponte Vedra resident, Texas oilman and influential conservative,” JBJ reports.

“The site was first developed for commercial use in 1971, but neighbors complained about the noise emanating from Lulu’s,” the report states, adding that because of previous complaints by neighbors, the site will be redesigned without outside amplified music allowed. Site plans for the new concept show 207 seats and 69 parking spots.

In an 2024 interview with the St. Johns Citizen, Cranberg said that “The owners of Shark Tooth Dining will create an innovative new restaurant and club for Ponte Vedra,” he said in a statement.

“Its purpose is to serve the community in an inviting and beautiful space. Its membership will include some of Ponte Vedra’s most interesting and prominent residents and visitors.”
