The City of Henderson has unanimously approved development plans for The Cliff — a $50M design-forward lifestyle and entertainment destination that reimagines 10 acres of underutilized office space at 2500–2550 Paseo Verde Parkway in Green Valley Ranch.
The approval by Mayor Michelle Romero and the full City Council marks a significant milestone in bringing Southern Nevada its first true “Anti-Mall”—replacing the traditional strip mall and big-box retail model with a walkable, community-centric gathering place.
Long envisioned as a key gateway to the Green Valley Ranch community, the site will now be home to a Class A, open-air destination that blends next-generation retail, culinary, and hospitality experiences. The Cliff replaces outdated office buildings with a pedestrian-friendly campus anchored by landscaped courtyards, breezeways, public art, live music, and a kiosk village named “The Yard.”
Unlike conventional shopping centers, The Cliff abandons the outdated big-box anchor and surface parking model. The development will house emerging retailers, independent boutiques, and chef-driven restaurants —many of which will be making their Southern Nevada debut. The approach creates a retail incubator that prioritizes experiential brands that otherwise would not expand into the Southern Nevada market.
“The Cliff is not just a development; we’re building a place where life happens,” said Chris Clifford of CAST in a statement, who leads leasing alongside principals Steve Neiger and Brett Rather. “The Cliff is where you’ll bring your out-of-town guests, where families and friends come together, where you’ll say ‘let’s meet at The Cliff.’ It’s a response to a retail landscape that hasn’t evolved in two decades—and as locals, we know Henderson deserves more.”
Since the opening of The District at Green Valley Ranch in 2004, Henderson has seen no new Class A retail developments of this scale. The Cliff bridges that gap, offering a modern alternative for residents, businesses and the community at large.
The Cliff is expected to generate significant economic benefits, including:
- Nearly 1,000 local jobs through construction and ongoing operations
- An estimated $100M in local GDP
- The first new Class A retail destination in Henderson in over 20 years
- Career-quality roles in artisan retail, culinary arts, and hospitality
- A revitalized property that replaces an aging eyesore with a vibrant community hub
Now greenlit, construction is expected to begin in the fourth quarter of 2025, with a grand opening expected in the Fall of 2026. The project is led by Partners Capital and CNR Retail, who acquired the site in 2023 for $17.25 million.
AO Architects, known for projects such as 2nd & PCH (Long Beach, CA) and The Pointe (El Segundo, CA), serves as the lead architect for the development.
