The Los Angeles Office of Zoning Administration has approved plans for an approximately 30,000-square-foot mixed-use office development near the northern edges of the Crenshaw neighborhood, a determination letter posted this month by the city shows.
Named The Hangar at Farmdale in planning documents, the proposed project is being led by applicant and property owner Cecilia L. Palmer and will rise at the southeastern corner of the intersection of West Jefferson Boulevard and Chesapeake Avenue. Designs by project architect Abramson Architects consist of a two-story office, retail, and restaurant building fronting both Jefferson and Chesapeake, as well as a three-story, six-unit multifamily building immediately south, separated by an alley.
The planned project will replace an industrial building and two single-family dwellings, plans show.
Approvals given this month include a zoning variance to allow some required parking for the commercial building to be established just south of the project site’s 20-foot-wide alley, on the residential lots. In all, the development will provide 36 parking spaces: six on the commercial parcel and the remaining just south of the alley.
The commercial building will contain about 24,000 square feet of floor area and reach a maximum height of almost 40 feet. Its first level will hold space for a restaurant and office and retail uses, while its second level will hold office space.
The multifamily portion to the south will contain almost 7,000 square feet of floor area and reach a maximum height of 35 feet. It will include one unit reserved for a very low-income household, plans show.
