Developer Plans Van Nuys Apartment Project Near Kester Avenue

Plans call for a roughly 52-foot-tall, 45,000-square-foot apartment building

The owner of the three parcels at 14805 – 14817 Erwin St. has plans to develop a five-story, 33-unit apartment building at the site, according to a new planning case opened by the city of Los Angeles this month.

The Van Nuys project is being led by Green Square LLC, a Reseda-based company managed by Jonathan Azal, state business filings show. Also involved is project architect and structural engineer G.A. Engineering, according to project plans. The new development would replace five units split between a small multifamily building and single-family uses.

The developer is requesting Tier-3 project incentives under the city’s transit-oriented communities program, including a 22-foot height increase to 52 feet and a 70-percent density bonus, plans show. The community would include five apartments reserved for very low-income households.

Green Square’s plans call for three one-bedrooms, 28 two-bedrooms, and two three-bedrooms. Twos would range in size from 1,100 square feet to 1,450 square feet, while ones would be 750 square feet and threes 1,400 square feet.

The project would provide 31 automobile spaces in a first-floor garage parking, along with 37 bicycle spaces.

Plans also include about 4,400 square feet of common open space, including a recreation room and rear yard.

The new project would involve new construction of about 45,000 square feet.

The site was acquired by a company organized by Azal for about $2.82 million in January, according to Los Angeles County property data.
