The Woodland Hills Warner Center Neighborhood Council on Wednesday will vote on revised plans proposed by developer Spieker Senior Development Partners for its approximately 2 million-square-foot mixed-use senior housing project, the council’s Wednesday evening meeting agenda shows.
Spieker’s requested modifications include a smaller medical office tower rising 26 stories and amounting to 758,835 square feet instead of the previously planned 34 stories and 803,000 square feet, as well as a reduced site-wide floor area ratio (2.5:1 instead of 2.95:1) and fewer parking spaces in one of the buildings (804 instead of 899).
Slated for a 58.9-acre Warner Center property that fronts Canoga Avenue and Burbank Boulevard and borders the Kaiser Permanente Woodland Hills Medical Center, the project is currently expected to rise in four phases and total 2.2 million square feet in gross floor area. Plans include 498 independent living units, an additional 91 assisted living units, the now-26-story medical office tower, as well as retail and restaurant uses, a pool and fitness building, and a medical healthcare center.
On the neighborhood council’s Wednesday agenda is a motion to be voted on that states, among other things, that Spieker’s revised plans will enhance the project by both making the medical office tower more leasable and reduce its presence over the Highway 101 exit ramp to Canoga Avenue.
Based on the San Francisco Peninsula, Spieker Senior Development Partners has a portfolio ranging from the East Bay Area down to San Diego. It is represented by LA-based land-use consulting firm Rosenheim & Associates in its development plans for the Warner Center project.
