Just over a year after their $169 million acquisition of the seven-acre property, Lincoln Property Company and Clarion Partners have plans for a 328,000-square-foot, Gensler-designed addition to the Jefferson Creative office campus, according to a planning case filed by the city this week.
Application materials outline plans for a five-story office building with three subterranean levels of parking to replace what is now a surface parking lot serving the office campus, which is located at 5870, 5880 and 5890 W. Jefferson Blvd. Involved in the design of the project is global architecture and design firm Gensler, as well as landscape architecture studio Murase Associates, plans show.
The plans are only the latest instance of interest in Culver City’s Hayden Tract area, some of which likely stems from the Opportunity Zone potential that investments in the area can provide. The Jefferson Creative joint venture’s plans share such a census tract with recently approved plans by Samitaur Constructs to build a 22-story office tower just up the road.
At the time of its February 2020 acquisition, the existing 152,146-square-foot Jefferson Creative campus was fully leased to a lineup of tenants including Spin Master, MedMen, and Prana Studios, according to reports at the time.
Current expansion plans at the site call for four levels of about 69,000 square feet each above a 56,000-square-foot ground floor and the three-level underground parking structure, which will contain nearly 900 parking stalls, according to plans.
