North Hollywood’s Tujunga Car Wash, at 5553 Tujunga Ave., could soon be demolished to make way for a mixed-use project referred to on plans as “NoHo 32.”

J&M Land Investment Group, LLC this week submitted plans to the City of Los Angeles to demo the car wash and build NoHo 32 in its place, bringing a 30-unit residential five-story midrise complete with ground-level retail, offices on the top floor, and a subterranean parking garage to the site.

When Sam Aslanian Architect was first tasked with designing NoHo 32, plans called for six floors and 32 one-bedroom apartments (four of which will be affordable), presumably where the project got its tentative name (the neighborhood paired with the number of units).

The “green building” will feature rooftop solar, resource-efficient materials, energy-efficient lighting and mechanical systems, water-efficient fixtures, rainwater infiltration planters, and bike parking.

Construction is scheduled to begin in February 2021, consisting of a Type-1 two-level concrete subterranean garage, Type 1 ground-floor concrete podium and Type IIIA wood framing on levels two through five.
