Sylmar Industrial Project Plans Moved Step Forward

A new city report for the Sylmar proposal shows that construction activities are anticipated to begin in the third quarter

Plans by developer Rexford Industrial Realty for a roughly 40-foot-tall, 155,000-square-foot industrial project in Sylmar have been moved forward by the city of Los Angeles’ release last month of an initial study and Mitigated Negative Declaration report, city records show.

Filed last year, project plans call for demolishing two existing light industrial buildings and constructing a new warehouse, distribution, and manufacturing center that would also include 6,600 square feet of office space, 27 loading docks, 143 parking spaces, and 32 bicycle spaces at 12746 and 12772 San Fernando Road.

“The analysis in this IS/MND demonstrates that with the implementation of mitigation measures, the Project would have a less than significant impact on the environment with regard to all [California Environmental Quality Act Checklist] issues,” last month’s report reads.

The initial study shows that construction activities for the project are anticipated to begin in the third quarter of this year and that the building could be completed and ready to be occupied in 2023.

Designs for the proposed project are being led by Ware Malcomb and also include about 15,000 square feet of landscaped area, according to planning documents.

Through an affiliate, Rexford Industrial acquired the San Fernando Road project site in 2020 for $22 million.
