Additional design plans for the upcoming Dream Hotel have been revealed for the new Downtown development at 122 S. Main St.
New details show the new hotel will feature seven levels of hotel rooms, three floors of apartments, and ground floor restaurant space, according to the Daily Memphian. The new mixed-use development is expected to go before the Downtown Memphis Commission’s Design Review Board on July 12 after receiving a 20-year PILOT in 2019 from the Center City Revenue Finance Corp. The Dream Hotel will move into the former home of the Royal Furniture Company and is developed by 18 Main.
Dream Hotel, which was acquired by Chicago-based Hyatt Hotel Corporation earlier this year, will keep a portion of the original building along the Main Street frontage but plans to make a few changes to the existing building. For example, the glazed brick will be preserved and repaired, while the existing ground floor storefront will be replaced with a new aluminum storefront system with insulated glazing, according to a DMC staff report.
New aluminum windows will also replace the upper-floor windows. The most notable difference is a new tower on the eastern portion of the building, which ties into the original frontage on Main Street. Along the same street will be the entrance to the hotel’s restaurant and bar space.
“The proposed Dream Hotel development will preserve an important part of Main Street’s fabric while adding additional active street frontage and density to the Downtown core,” according to a DMC report. “The design of the new tower relates to the historic portion of the building through its material and color palette but remains visibly distinct as a contemporary addition.”
