TraVure in Germantown is one step closer to breaking ground.
The Germantown Planning Commission gave a favorable recommendation for the site’s fourth phase during its July 1 meeting, according to the Commercial Appeal.
Ray Gill, president of Gill Properties and developer of TraVure, hopes to begin construction this fall.
Following several revisions, the plans now call for a two-story retail and office building at 6797 Poplar Ave., downsized to about 34,000 square feet on 2.05 acres. The project will include 102 parking spaces, with designated spots for bicycles. Each floor will feature about 17,000 square feet, with Gill eyeing a restaurant on the first level and office space above, the outlet reported.
“We thought it would probably be better to focus on retail, so that’s why we’re looking at having a restaurant, maybe a sandwich shop and some personal services in that space,” Gill told the outlet.
The original plan, approved in November 2022, called for a three-story, 56,000-square-foot building. But Gill told officials the design failed to attract enough tenants, and rising construction costs made a two-story structure more feasible.
What Now Memphis reached out to Gill regarding the updated plans for phase four, but he has not yet responded. This article may be updated.
