Arc Balboa Island, a new full-service restaurant led by owners Marín Howarth von Blöm and Chef Noah von Blöm, is set to open in Newport Beach at 224 Marine Avenue.
The restaurant is moving forward after the recent submission of a liquor license application and will occupy a site inside the Balboa Island community, replacing the existing 1936 cottage-style building. Construction is expected to be completed by the end of 2026. Arc Balboa Island will feature outdoor-only seating on a 484-square-foot patio, with greenery and a two-story garden structure. Customers can expect approachable New American fare with fresh, farm-to-table ingredients, alongside a curated beer and wine program.
In a 2021 report submitted to the City of Newport Beach Planning Department, the project outlined the demolition of the existing structure and the construction of a 1,102-square-foot two-story building at the rear of the lot. The design reflects classic Balboa Island cottage architecture while emphasizing outdoor dining, with flowering succulents, drought-tolerant plants, and an upper-level herb garden providing shade and fresh ingredients. The patio will be fully ADA-accessible, and a drainage system will be installed to prevent runoff.
Due to the site’s compact 2,250-square-foot lot, on-site parking is not available. The owners plan to support employees with subsidized bus passes, gift cards, and bike access. Two-story construction and perimeter walls will help minimize noise and maintain privacy for nearby residents.
Arc Balboa Island is part of the Von Blöms’ growing portfolio, which includes Arc Butcher & Baker, Cannery Village, and Arc Food & Libations in Costa Mesa. With construction now underway following the liquor license filing, the Newport Beach project continues its focus on outdoor dining experiences that emphasize flavor, simplicity, and community, while bringing a fresh, modern touch to Balboa Island.
