Sunshine Breakfast Bar has submitted a site plan and design review application for a third restaurant at 25720 N. Lake Pleasant Parkway in Peoria, the city’s Willow District shared on Facebook.
Co-owner Dina Mati told What Now Phoenix the team is still working through city approvals, and construction has not started. She said the project is at least a year away, possibly a year and a half. An opening date has not been set.
Mati described plans for a 4,200-square-foot, two-story building with a drive-thru. The upstairs area would accommodate private events and include a bar and retractable windows that open to the outdoors. Its final use will depend on what the city approves.
The dining room would offer the same menu as the existing restaurants in Phoenix and Tempe. The drive-thru would have a separate menu, with items selected for shorter preparation times.
“We’re really excited about the drive-thru and the private events function upstairs. We’ll see, based on approvals, what we’re allowed to do up there, so we are definitely excited to see what we can do with that space”, Mati said.
Mati owns Sunshine Breakfast Bar with Jayne Bahoura. The business opened its north Phoenix restaurant in spring 2020 and added a Tempe location in October 2025. The restaurants serve breakfast, brunch, and lunch.
“We do pride ourselves on scratch-made dishes and only use the best ingredients for our guests,” Mati said.
