A new restaurant concept codenamed Yosemite is set to undergo interior renovations at the Administration Building at 306 Pearl Parkway, Suite 101, in San Antonio, according to project filings with the Texas Department of Licensing and Regulation.
The renovation project, registered under TABS2026023151, involves a 4,870-square-foot interior build-out with an estimated cost of $1.59 million. Construction is scheduled to begin on August 1, 2026, and is expected to be completed by November 13, 2026.
The project is being developed on privately owned land under Rio Perla Properties LP, with design work led by Gensler’s San Antonio office. According to filings, the space will be transformed through an interior renovation of an existing restaurant space, though no tenant has yet been assigned.
When contacted for comment, representatives confirmed that Yosemite is part of Pearl’s broader plan to introduce seven new restaurant concepts this year. However, additional details about the concept remain limited.

The project adds to ongoing development activity at Pearl, which continues to expand its dining and hospitality offerings in San Antonio’s historic district.
