Heavenly Bodega to Debut in Bankers Hill

Additional tenants joining Heavenly Bodega include Eye Eye and The Yard, which will be the third locations for both brands

Heavenly Bodega, a modern cafe and sundry shop, is set to open in the 525 Olive Building in Bankers Hill.

The new space, located adjacent to St Paul’s Cathedral, will serve as a neighborhood gathering spot offering curated sundries, great coffee, fresh pastries, and a crafted menu of fresh foods—all complemented by a thoughtful selection of beer and wine, according to a press release. It’s unclear when the owners will open this new concept, considering the lease was recently signed.

“We’re excited to bring a new level of quality and experience to Bankers Hill — a neighborhood that deserves something elevated, welcoming, and distinctly local,” Chehadeh Alchikh and Kyle Fiddelke, co-owners of Heavenly Bodega, said in a press release.

The lease was facilitated by Urban Property Group (UPG), a real estate services firm specializing in urban and coastal commercial properties. Heavenly Bodega is one of several new tenants UPG has brought to the neighborhood, underscoring the continued momentum of retail leasing in Bankers Hill.

In addition to Heavenly Bodega, the 525 Olive Building will also welcome Eye Eye, an eye clinic and optical shop known for its personalized eye care and curated selection of independent eyewear. This will be Eye Eye’s first California location and third overall, with collections continuously refreshed in-store and online. Nearby, The Yard, a fitness franchise specializing in community-driven group strength and conditioning training, is opening its third location in San Diego. Together, these tenants reflect the diverse and dynamic mix of offerings UPG continues to bring to the Bankers Hill neighborhood.

“The unique neighborhood brings tenants from all over San Diego looking to expand or open their first storefront,” UPG Principal Serena Patterson, who, along with Bill Shrader, represented the lease transaction, said in a press release. “Each of these tenants will provide a great service to the neighborhood, and we are confident they will each make their mark on the community.”

These new leases are part of Urban Property Group’s expanding portfolio across San Diego. Recent additions include Sweet & Savory Collective at 3019 Adams Avenue, Gio & Gio Salon at the Westgate Hotel, Dirty Birds Bar & Grill at Alta Oceanside, Avalon Laser at Encinitas Village Square, Charles Schwab & Co. at 6105 El Tordo, and Fresenius Medical Care at 450 Fletcher Parkway.
