The Los Angeles planning department has approved plans for a six-story, 88-unit apartment development at the southeastern corner of the Normandie Avenue and 1st Street intersection, according to a determination letter posted by the city last week.
The project will rise at 100 – 118 S. Normandie Ave. and is being led by Jonathan Harouni of Normandie 110 LLC. It will replace a two-story duplex, a two-story apartment building, and a one-story single-family dwelling with a new building containing six studio apartments, 34 one-bedrooms, and 48 two-bedrooms, the latest plans show.
Approvals given last month allow for Tier-2 project incentives through the city’s Transit Oriented Communities Incentive Program, including a 60-percent density bonus. The project developer will reserve eight units for extremely low-income households, per the TOC program, plans show.
Designs for the approximately 82,000-square-foot planned development, which is named Normandie Residence in planning documents, have been led by Kevin Tsai Architecture. They also call for about 12,125 square feet of open space and include amenities such as a gym and a 4,441-square-foot roof deck.
The project will provide one level of underground parking and at-grade parking combining to hold 75 automobile spaces.
