169-Unit Hollywood Project Plans Moved Ahead

TENTEN Hollywood would offer a mix of studios, ones, and two-bedroom units

The Los Angeles planning department has moved forward a Vesting Tentative Tract Map for plans to develop 169 units near the intersection of Santa Monica Boulevard and North Gower Street in Hollywood, according to a determination letter posted by the city last week.

The project would rise in place of surface parking to the immediate south and west of the Hollywood Production Center building at 1149 North Gower Street. The proposed development is being led by a Redwood City-based entity managed by Rahim Amidhozour and linked to Amidi Group. Also involved is Nasser Ahmadi of construction company MacroCons, plans show.

Named TENTEN Hollywood in application documents, the plans follow similar ones led by Amidi Group in the past. The company also developed TENTEN Wilshire in Downtown Los Angeles.

The development team is currently seeking project approvals from the Los Angeles Planning Commission for TENTEN Hollywood that include an approximately 30-foot height increase.

Plans call for a pair of mid-rise buildings holding six studio units, 124 one-bedrooms, and 39 two-bedrooms. The developer would reserve 14 units for very low-income households.

A five-story building to the west of the existing production studio building would hold 125 of the units along with 12,260 square feet of amenity space including a roof deck and outdoor dining and lounge areas. To the south of the existing commercial building, project plans call for a six-story, 45-unit building with 8,180 square feet of amenity space and offering a gym, spa, and other features.

Both buildings would rise over a three-level underground parking garage. In all, the development would provide 278 vehicle parking spaces and 121 bicycle spaces.

The project architect for TENTEN Hollywood is shown as El Segundo-based Bijan & Associates.
