New Sunset & Vine Mixed-Use Apartment Building Planned

An affiliate of developer Sares Regis Group has filed plans for an eight-story, 153-unit mixed-use apartment project to take shape just east of the 19-story Sunset Vine Tower apartment building in Hollywood, according to a planning case posted this month by the city of Los Angeles.

Designed by project architect TCA Architects, the 98-foot-tall, approximately 165,000-square-foot building would wrap around the project site’s existing tower and is “designed as an extension of the [project site’s existing] iconic Sunset and Vine Tower,” the development team writes in application documents. The new building would replace three one-story commercial buildings just east of the existing multifamily building and fronting Sunset Boulevard to the north and Leland Way to the south.

The multi-parcel project site is owned through affiliates by Atlanta-based investment management company Invesco.

Titled SV2 in application documents, plans call for 41 studio apartments, 77 one-bedrooms, and 35 two-bedrooms, along with 13,026 square feet of commercial space. The developer would reserve 23 units for very low-income households.

The mixed-use project would also include about 13,500 square feet of common open space, including clubrooms, a recreation room, a fitness center, and a wraparound courtyard with a pool, plans show.

The new development would provide 210 automobile parking spaces within two subterranean levels and one above-grade level. There would also be space for 128 bicycles.

Also involved in designs for the proposed project is landscape architect Urban Arena.
