Five-Story Apartment Development Planned In NoHo Arts District

The owner of a two-home property on Satsuma Avenue in the NoHo Arts District has plans to develop it with a five-story, 24-unit apartment community, according to a planning case posted this month by the city of Los Angeles.

The applicant behind the project is Damoon Ryan of site owner Satsuma Capital LLC, according to planning documents.

Plans call for an approximately 43,000-square-foot, 67-foot-tall apartment building at 5317 – 5321 Satsuma Ave. that would hold nine two-bedroom units and 15 three-bedrooms, with three apartments set aside for very low-income households. The development team is seeking Tier-3 project incentives under the city’s transit-oriented communities program, including a 22-foot height increase to the planned 67 feet.

Designs for the proposed development are being led by LA-based project architect HRD Arch, plans show. They also call for about 1,500 square feet of common open space, including a rear yard and multiple recreation rooms.

The project would provide 12 automobile parking spaces in a one-level parking garage, as well as space for 24 bicycles.

The project site’s two existing buildings were acquired in separate transactions last year for a total of about $1.92 million, county property records show.
