Developers Converting Former UGA Foundation Home Into Retail, Office, Residential Mixed-Use

The building will house 15 apartments over 16,000+ square feet of commercial space

The building formerly housing the University of Georgia Foundation and once the proposed future home of the Clarke County School District will soon become a mixed-use development.

Renovations of the property have recently begun, at 394 S Milledge Ave. The building — built in 1973 — sits on 2.25 acres of land along Athens’ Milledge Avenue alongside the majority of the University of Georgia’s greek life houses.

Developers Austin Sumner Properties and Collegetown Properties are converting the property into 15 apartments with a mix of two one-bedroom, 11 two-bedroom, and two four-bedroom units as well as approximately 16,000 square feet of commercial space, recent marketing materials for the project show.

Although an exact timeline for completion has not been disclosed, developers are expected to complete the renovations before the fall 2021 matriculation and have already started leasing the commercial space. The commercial space will be a mix of retail and office and will sit on the ground floor below the residential.
