Work is moving forward on a plan to transform a commercial corridor in the heart of historic Sylvan Hills.

Construction documents detail plans for a 5,300-square-foot mixed-use property with office and restaurant space as part of a project called Sunset on Sylvan, renovating two existing buildings.

The scope of work involves new windows, doors and roof repairs, as well as new parking, new entry plaza areas and new grease traps. A steel canopy is also proposed for the front of one of the buildings to create a covered seating area.

ANVIL RE, an Atlanta-based real estate investment firm that was founded in 2020, is the team behind the development project. The company acquired all six buildings at the site by 2023. The architecture team is Local Architects.

In total, the project involves the transformation of six buildings. According to ANVIL RE, the firm seeks to “upgrade and transform this property over time to be the neighborhood’s thriving commercial center, offering quality restaurants, retail and other services to nearby residents.”

The site is located in Southwest Atlanta, west of Perkerson Park.
