A 2.2 Million-Square-Foot Buckhead Office Campus Is Preparing for a Mixed-Use Transformation

CP Group has announced the redevelopment of Piedmont Center in Atlanta’s Buckhead district. The office campus will be repositioned as a vibrant mixed-use destination. Renovations are expected to begin this year, bringing expanded dining, retail, and lifestyle amenities to the campus.

CP Group’s Master Plan for Piedmont Center Redevelopment Unveiled

CP Group, an owner-operator of office properties across the Sunbelt, has unveiled redevelopment plans for Piedmont Center. Spread across 2.2 million square feet, the 14-building center is renowned in Buckhead’s business district. The redevelopment will introduce new restaurants and upscale retail offerings.

CP Group has a proven track record of transforming some of Atlanta’s most recognizable commercial properties. Since acquiring Piedmont Center in June 2025, the company has focused on activating the property as an amenity-rich environment. Early improvements include the opening of LiveWire Coffee in Building 6 and curated food truck programming across the campus.

Strategic Plan and Enhancements Underway

The master plan focuses on enhancing the daily experience for tenants and visitors to Piedmont Center. It involves introducing a walkable, street-level retail and dining corridor along Piedmont Road. This includes at least six restaurant concepts and a collection of upscale retail offerings.

CP Group has assembled a team of Atlanta-based architecture and design firms to lead the transformation. The team includes Smallwood and ASD | SKY, who will realize the firm’s vision for Piedmont Center.

Additional planned enhancements include reimagining arrival experiences and hospitality-inspired lobbies at Buildings 14 and 15. Expanded fitness and conference facilities and a new gateway entrance will also be included.

A centralized amenity center will further reinforce Piedmont Center’s highly amenitized environment. This center connects parking decks to sports courts and features a state-of-the-art fitness facility, flexible event space, and more.

Positive Leasing Momentum

The master plan follows nearly 83,000 square feet of recent leasing activity. It includes expansions and renewals from Buckhead Investment Partners and ScottMadden, Inc. Office availability includes options for teams of all sizes, with large blocks ranging up to 92,000 and 140,000 square feet.

There is also a strong tenant demand for speed, flexibility, and turnkey solutions. In response, CP Group plans to deliver 42,000 square feet of move-in-ready spec suites.

Leasing efforts are being led by Stream Realty Partners’ Managing Directors Bryan Heller, Preston Menning, and Glenn Kolker. Stream Realty Partners’ Vice President Parker Welton and Senior Associate Lauren Slappey are also a part of this team.

The redevelopment repositions Piedmont Center as a modern, mixed-use destination aligned with Buckhead’s evolving office and lifestyle landscape.
