An East Sacramento pizza mainstay is preparing to relocate.
OneSpeed Pizza‘s current lease at 4818 Folsom Blvd expires at the end of 2026, and the building’s future appears tied to a potential multistory residential development. Rather than wait for the final domino to fall, chef-owner Rick Mahan has already begun scouting for a new location—ideally within the same neighborhood the restaurant has long called home.
According to The Sacramento Bee, the property’s landlord had previously expressed interest in demolishing the building to make way for housing. Because Mahan still held an active lease, the landlord was required to honor it through the end of the year.
“We definitely want to keep OneSpeed in its general area,” Mahan told the publication. “That’s where it started. That’s where our customer base is. All the people that have supported us over the years, that’s where they live. And it’s really a neat community that we have there.”
That sense of place has been central to OneSpeed since it opened in 2009, earning a devoted following with its warm neighborhood energy and thoughtfully executed menu. The restaurant is best known for its creative, wood-fired pizzas and seasonal Italian plates.
“OneSpeed is a highly acclaimed pizza-centric restaurant nestled in the heart of East Sacramento,” reads the website. “Our focus is on crafting exceptional California-style pizzas with a thin, chewy crust made from organic flour and a tomato sauce featuring organic DiNapoli tomatoes. Locally-sourced, organic ingredients take center stage in our culinary creations, with most produce coming from nearby organic farms.”
The looming move comes with logistical challenges. While there’s urgency to secure a new home before the lease runs out, Mahan has been candid about the financial tightrope of moving too quickly. Ideally, the next location would already be restaurant-ready—ventilation, plumbing, and kitchen infrastructure intact—since buildouts account for the bulk of opening costs.
