400 N Cocoa Blvd in Cocoa has frequently been home to a Vietnamese restaurant over the years. A Florida Today article from December 29, 2015, highlighted Mamasan’s, a restaurant headed up by mother and daughter Nga and Bich Nguyen.

When the restaurant appeared in coverage by What Now in 2022, it had already transformed into Papasan’s, another Vietnamese restaurant. The building has also been home to Pho Lam’s.

Now, Papasan’s has closed and the Nguyens appear poised to open another new restaurant in the North Cocoa Boulevard space. Plan review documents submitted by Mama Oi Vietnamese Kitchen LLC show a new restaurant called Mama Oi opening in the space.

What Now confirmed the news with Bich Nguyen on Friday. Nguyen said it was still too early to share additional details at this time, however.

Stay tuned for more details about the opening as they become available.
