Hub Athens Dougherty Breaks Ground in Downtown Athens
Hub Athens Dougherty is a mixed-use development that has officially broken ground in downtown Athens. It is being developed by Chicago-based Core Spaces at 295 E. Dougherty Street. The project is about four blocks from the University of Georgia’s main campus.
According to an Urbanize Atlanta report, the project aims to help meet the city’s growing demand for student housing. The project will replace the former Hotel Abacus while preserving and restoring the historic Foundry building. The development will also relocate and rebuild the Hoyt House, a historic structure dating back to around 1829.
Hub Athens Dougherty is a public-private partnership with Athens-Clarke County. It aims to balance historic preservation with new housing and improved public spaces.
Core Spaces is a real estate developer, owner, and property manager, specializing in student housing and mixed-use development. The company previously developed Hub Atlanta, an 800-bed student housing community in Midtown Atlanta that opened in 2023. The Hub Athens project is expected to be completed in summer 2028.

Project Details
According to Core Spaces’ announcement, the Hub Athens Dougherty development will include 536 student apartments with 1,656 beds. It will feature around 16,000 square feet of retail space and a new public plaza. There will also be a 400-space public parking deck.
The development will include more than 47,000 square feet of resident amenities, including a rooftop pool and study rooms. The apartments at Hub Athens will range from studios to five-bedroom units. The project is intended to improve downtown connectivity while preserving historic buildings and adding new public spaces.
Once complete, Hub Athens Dougherty will bring new student housing, retail space, and public amenities to downtown Athens.
