A new coffee and chai concept is taking shape in North Denver, with Mosaic Chai House planning to open at 4900 W. 46th Avenue. Permitting records from the city show a commercial construction permit was applied for referencing the address, which is in the Berkeley neighborhood.

An application calls for a change of use from mercantile to a coffee shop with more than 50 occupants, with alterations needed. Michelle Miller of Jigsaw Design LLC is listed as the applicant, with Charles K. Chambers of Chamco Construction Inc. identified as the licensed professional and building contractor working on the project.

Rajni Posner is listed as the owner of Mosaic Chai House. She has a background of more than two decades in marketing, strategy and brand building, and is a Berkeley resident. In June, Posner shared an update marking the closing of the property.

The business is moving into the former For Heaven’s Sake location, a building that served the North Denver community for 26 years. For Heaven’s Sake recently announced on Facebook that it sold the Denver property after about 1½ years on the market and would consolidate its operations at its Applewood/Lakewood location.

Mosaic Chai House’s planned menu shows signature chais — including Masala Chai, Turmeric Chai and Dirty Chai — along with espresso drinks such as lattes, cappuccinos, cortados and Americanos. Beer and wine will also be available, with rotating craft and non-alcoholic beer options.

Sweets will include assorted cookies and a chai-spiced brownie, while refreshing options will include lassi and mango fruit salad. Food offerings are expected to include eggplant and tandoori chicken roti wraps, chutney grilled cheese, mini samosas, and a charcuterie board.
