Gibsons Bar & Steakhouse is planned for the first floor of the 414 Union Building at 414 Union St. in downtown Nashville, marking Gibsons Restaurant Group’s first Tennessee location. The restaurant is expected to open in spring 2028, according to the Nashville Business Journal.
The 20-story building, formerly known as Philips Plaza, is owned by TC Investment Holdings and music executive Scott Borchetta. The ownership group acquired the tower for $29 million in August 2025 and is pursuing a redevelopment that will bring hospitality and other uses to the property, the Nashville Business Journal reports.
The Gibsons lease represents the first major tenant announcement connected to the redevelopment since the property changed hands. Several permits have already been issued for the building, including work related to plans to convert at least a portion of the office tower into hotel space, according to the publication.
Gibsons has been evaluating Nashville for several years before selecting 414 Union Street. CEO Steve Lombardo said the group chose the property because of its combination of history, character and location, according to the Nashville Business Journal.
The upcoming steakhouse is expected to feature Gibsons’ Prime Angus steaks, fresh seafood and raw bar selections. The concept will also include an extensive wine and bourbon program, along with private dining and event spaces and outdoor dining, the publication reports.
More than 150 jobs are expected to be created by the new restaurant. The Nashville Business Journal’s latest coverage also reports that Gibsons is making an investment of more than $10 million in the Nashville project.
The restaurant group’s portfolio is led by Gibsons Bar & Steakhouse, which opened on Chicago’s Rush Street in 1989. Gibsons Restaurant Group also operates concepts including Gibsons Italia and Gibsons Tavern, according to the Nashville Business Journal.
The Chicago group has established a strong position in the independent restaurant market. Restaurant Business ranked Gibsons Italia and Gibsons Bar & Steakhouse among the nation’s top-grossing independent restaurants for 2025, with sales of approximately $32 million and $30.9 million, respectively, the Nashville Business Journal reports.
Gibsons’ Nashville project is also being positioned as the beginning of a larger presence in the city. The Nashville Business Journal reports that the restaurant group has additional growth ambitions for the market as it prepares to establish its first local operation.
For TC Investment Holdings, bringing Gibsons to 414 Union is a key part of the property’s redevelopment. Partner Joe Field described the restaurant as an important addition to the revitalization of the historic building, while the ownership group envisions a destination combining hospitality, dining, business and lifestyle uses, according to the Nashville Business Journal.
The steakhouse remains in the planning and redevelopment phase, with an opening targeted for spring 2028.
