Chubby World may be headed to 2646 Dupont Dr in Irvine, according to the Orange County Health Department’s online plan review database.

According to the business’s website, the development will feature several levels dedicated to different experiences. The basement is planned as a music hall with 360-degree LED projections for DJ performances, concerts, and anime-themed events. The first floor will focus on retail, with anime merchandise, collectible figurines, blind boxes, and products from Pop Mart.

The second floor will house a fresh market operated by Hashi Market, offering Japanese groceries, seafood and prepared foods. It is also expected to include an omakase counter, with projected prices of approximately $49 to $69 per person, according to the company’s announcement.

The third floor will feature a food court designed to resemble Tokyo’s narrow streets and alleyways. The space is expected to bring together food concepts operated by Chubby Group and other vendors. The fourth floor will house a theater for cosplay shows, anime events, cultural performances, and community programming.

Chubby Group is a restaurant and hospitality company whose concepts include Chubby Cattle, Mikiya Wagyu Shabu House and The X Pot. The company operates several dining concepts in Las Vegas, including locations in Chinatown and at The Venetian.

The project will transform a property that previously housed a Firestone commercial tire business and had remained vacant for years, according to the announcement. Chubby Group has not provided a confirmed opening date in the announcement.
