High Street Residential and Third & Urban have broken ground on Hillcrest, an 8.1-acre mixed-use community in Sandy Springs. High Street Residential – the residential department of Trammell Crow Company and Atlanta-based developer Third & Urban broke ground on Hillcrest this week.

High Street Residential is going to be a mixed-use community, and the delivery of the project is expected by the end of 2027.

Residential Segment and Location of Hillcrest
Hillcrest will deliver 362 luxury apartments and 30 townhomes, as well as over 19,000 square feet of vibrant retail area with a central green space plaza.
Situated strategically beside the City Springs project, a $230 million development, it is designed to provide the city with a vision of having a vibrant and walkable urban center. It will consist of a three- to five-story apartment building with a parking garage, which will offer more than 100 spaces for city gatherings and retail.
Amenities will include a rooftop pool, a view of Sandy Springs and Buckhead, a golf simulator lounge, a private movie theater, a sauna, a state-of-the-art fitness center with a Pilates studio, a dog park, and a work-from-home cafe. The townhomes will include two- and three-bedroom layouts, each with a two-car garage and covered patio.
Retail Segment Overseen by Third & Urban
The Third & Urban is managing the retail division of Hillcrest. The project will feature a well-selected blend of high-end and casual restaurants and community-focused retailers, all centered around a welcoming public plaza.
The development of Hillcrest, in addition to its contribution to making Sandy Springs more of a walking environment, will complement the adjacent City Springs development to establish a unified urban environment. The project also has the advantage of being within a mile of over 2 million square feet of retail space, including four grocery stores.
