Medley has finished leasing all its office space before officially opening in Johns Creek. It was built without any tenants initially secured. This makes the project the first speculative office development to reach full occupancy before opening in more than a decade.
Medley Leases All Its Office Space Before Opening
Medley in Johns Creek is a 43-acre mixed-use development that has finished leasing all its office space before opening. The project was developed by Toro Development Company and celebrated its grand opening on October 29. The occupancy of its 112,000 square feet of space shows the demand for office space in walkable, mixed-use communities.
Three tenants have signed leases for Medley’s office space: Boehringer Ingelheim, Brightree, and an unnamed tenant. Pharmaceutical company Boehringer Ingelheim has leased 73,000 square feet for its U.S. Animal Health headquarters. The company relocated about 500 employees to the new space in August 2026.
Brightree, a software company that serves the healthcare industry, has leased another 17,751 sq. ft. The remainder of the office space has been leased to the unnamed tenant.
According to Toro Development Company founder Mark Toro, the development’s location and surrounding amenities helped attract businesses. He believes employees and companies are increasingly looking for workplaces that offer more than just office space.
Medley is a walkable mixed-use community where employees and residents can access a variety of amenities without going far. It also includes 145,000 square feet of retail and restaurant space, 881 residential units, a 25,000-square-foot plaza, and a boutique hotel.
Office Space Demand in Johns Creek
Medley’s full lease-up comes at a time when the Atlanta office market continues to have available space. According to Stream Realty Partners, around 31% of North Fulton’s Class A office space remains vacant. Johns Creek has an office vacancy rate of around 18%.
Stream Realty Partners handled office leasing for Medley. The company believes the development’s walkable environment and nearby amenities helped attract businesses despite the availability of other office spaces in the market.
Medley was previously home to a 43-acre State Farm office campus. State Farm relocated its regional operations to Atlanta’s Perimeter area in 2013. Toro Development Company later acquired the property and redeveloped it into a mixed-use destination.
For the redevelopment, the company demolished one of the older office buildings and renovated another 112,000-square-foot building. The project replaced the traditional office campus layout with a community that includes restaurants, shops, outdoor activities, and gathering spaces.
New Direction for Suburban Office Developments
Medley’s redevelopment reflects Toro Development Company’s approach to transforming underused office properties into mixed-use communities. The company previously worked on Avalon in Alpharetta and Colony Square in Midtown Atlanta. At Avalon, the 582,000 square feet of office space is currently 98% occupied, according to the announcement.
The fully leased office space at Medley highlights the increased demand for office environments that provide more than just office space.
