The Peach Cobbler Factory, a dessert-focused franchise known for its wide variety of cobblers, puddings, and baked treats, is preparing to open in Charleston at 28 Woolfe Street.

Franchise owner Jody Bullock tells What Now Charleston that he and his business partner, co-franchisee Ben Sullivan, will open their first location on January 17. The new location will also feature an extensive premium coffee, espresso, and specialty latte menu, one of only a few Peach Cobbler Factory locations to offer this selection. Bullock also tells What Now that the franchise owners are planning to launch a food truck in Spring 2026, followed by a second location of The Peach Cobbler Factory in Mt. Pleasant by the end of next year.

Founded in 2013, The Peach Cobbler Factory has grown to more than 120 locations across 20 states. The brand is known for its warm, welcoming atmosphere and handcrafted desserts inspired by traditional “grandma’s kitchen” recipes. The Charleston location continues the franchise’s expansion in South Carolina, joining sites in Florence, Indian Land, Irmo, Lexington, and Myrtle Beach. The company is also expanding into Columbia, Greenville, and Rock Hill.

The menu in Charleston will feature signature items like Peach Cobbler, Cinnamon Praline Peach, Apple Walnut Raisin, Oreo Crunch Cookies, Nutella Pudd-N Shakes, and cobbler-stuffed cinnamon rolls. Beverages include house-made Sweet Peachy Tea, Cold Rush Cold Brew Coffee, and milk in multiple flavors. Seasonal specials and rotating flavors will keep the menu fresh while maintaining the brand’s focus on indulgent desserts.

This will be an excellent landing spot for The Peach Cobbler Factory in downtown Charleston, offering locals and visitors a sweet, approachable dining experience. The combination of classic Southern desserts and modern twists makes it a nostalgic, indulgent destination for anyone with a sweet tooth.

The expanded coffee offerings and specialty latte menu create a versatile space for morning, afternoon, and evening customers. Coupled with the planned food truck and future Mt. Pleasant location, Charleston is positioned to serve as a hub for the franchise’s growing presence in the region.
