A new Publix is still on the horizon for Charlotte’s SouthPark neighborhood as the mixed-use development at 1815 Roxborough Road continues to move forward. According to the Charlotte Business Journal, developer Synco Properties plans to break ground next spring on the second residential phase of The Colony, bringing the larger project one step closer to welcoming its planned retail, office, and hospitality components.
The commercial portion of the development is expected to feature a 60,000-square-foot Publix, which will serve as its grocery anchor. According to Publix’s website, the Lakeland, Florida-based company was founded in 1930 and has grown into the largest employee-owned company in the United States, operating supermarkets across the Southeast while offering full-service grocery, bakery, deli, seafood, produce, pharmacy, and online shopping services.
While the grocery store has yet to begin construction, the residential side of the project continues to gain momentum. The Charlotte Business Journal reports that the next apartment building will add 260 homes across five residential floors above two levels of parking, making it the second of three planned multifamily buildings on the 27-acre site.
Future residents can expect an amenity package that includes a resort-style pool, fitness center, yoga studio, saunas, a cold plunge, rooftop terrace, coworking areas, pet amenities, and entertainment spaces. The publication also reports that Synco Properties used feedback from residents at the first building, which opened in 2022 and is approximately 95 percent occupied, to refine the design and functionality of the new phase.
According to the publication, Schlosser Development Corp. is leading the commercial portion of the project, which will include the Publix, office space, hospitality uses, and additional retail. The developer told the publication that conversations with prospective commercial tenants have recently gained momentum, although no additional announcements have been made.
Once construction begins, the second residential phase is expected to take 24 to 28 months to complete, according to the Charlotte Business Journal. A previously approved high-rise apartment tower remains part of the long-term vision for the development and is expected to follow as the project’s final residential phase.
