Townhome Development Approved for 6659 N. Kedzie Site
The Chicago City Council has granted approval to a townhome development at 6659 N Kedzie. In early 2025, meetings for rezoning the site were held. The site was rezoned from M1‑1 to RM‑5.5 following City Council hearings in early 2025.
Previously owned by Peoples Gas, the site is now being redeveloped by PGBS MGR LLC. The property is situated on the block that borders the W. Pratt Blvd on the north, the N. Whipple St on the east, the W. Wallen Ave on the south, and the N. Kedzie Ave on the west.
According to Urbanize, the site currently holds a metal garage, a two-story building, and a three-story commercial structure. The site has stood vacant for the last few years. Kennedy Mann designed the site’s redevelopment project. The project to redevelop the site was designed by Kennedy Mann. 47 three-story townhouses and 79 car parking spaces are planned for the location. A shared open space, backyard, and private terrace will also be featured in this new development.
Having received city approval, the project at 6659 N. Kedzie is set to undergo permitting and construction in the coming months. The project supports the city’s broader push to increase housing options and repurpose underutilized land across Chicago.
