Longtime downtown Las Vegas developer and owner of the shareDOWNTOWN apartments communities, Cherry Development announced that Almond & Oat, a modern coffee bar concept from Kyle Cunningham and the team behind The Coffee Class, is now open at shareDOWNTOWN in the Las Vegas Arts District.
“The retail space at shareDOWNTOWN Arts District apartment development has become known as a neighborhood gathering place, so we are excited to welcome Almond & Oat,” said Jason LeDell, managing partner of Cherry Development in a statement. “It will be a great match for the vibe and lifestyle ambiance we offer our residents and the neighborhood in general.”
Founded by Las Vegas entrepreneur Kyle Cunningham, Almond & Oat launched in 2023 in Henderson, Nev. It has become known for its warm, comfortable interiors, creative beverage program, and modern approach to café culture. The concept opened its second café in southwest Las Vegas in December 2025.
“The Arts District has developed into one of the most creative and community-driven neighborhoods in Las Vegas,” said Kyle Cunningham, founder and CEO of The Coffee Class and Almond & Oat. “We’re excited to bring Almond & Oat into that environment and create a space that feels welcoming and connected to the energy of the neighborhood.”
Occupying nearly 1,400 sq. ft., Almond & Oat will offer approximately 30-plus seats with custom-built banquettes and bar seating along the streetside windows.
The café will feature a menu of handcrafted vegan-friendly drinks made with creamy oat milk, premium specialty coffee, and house-made syrups as well as matcha creations and fresh pastries. Signature drinks include the Honey Sea Salt Latte, Oatmeal Cookie Latte, scratch-made Horchata Latte, and Banana Matcha. Almond & Oat will also serve a selection of pastries and savory choices.
The space is designed with wood herringbone floors, natural textures, greenery, and soft lighting intended to create a relaxed neighborhood atmosphere within the bustling Arts District.
Operating hours for the new Almond & Oat location are expected to be 7 a.m. to 5 p.m. daily. For more information, follow @almondandoat on Instagram.
