The Los Angeles Planning Commission will vote next Thursday on a consent calendar that includes a plan for a 150,000-square-foot self-storage and artists offices building to rise at 5444 N. Vineland Ave. in North Hollywood. Proposed by project applicant 1784 Capital Holdings LLC, an Arizona-based self-storage developer, the project would consist of about 135,000 square feet for self-storage facilities and 15,000 square feet for offices and artist studios.
Plans call for the demolition of an existing 4,300-square-foot one-story building at the 1.63-acre site to make way for the new mixed-use project, which would rise four stories over a basement level. Climate-controlled storage space will be built on all five levels of the building, while the artist spaces will span the front of the first three levels of the 45-foot-tall building. The developer is planning for the project to be the first California location of Artists & Maker Studios, an artist space operator with locations in Arizona and Maryland. The main building will be surrounded by 63 surface automobile parking spaces, along with 16 long-term and 16-short-term bicycle parking spaces.
Shane Swerdlow, a project manager for land-use consulting company Craig Lawson & Co., is listed as the project representative, while EAPC Architects Engineers and T.J. McQueen and Associates are shown as the design and landscape architect, respectively.
The project site’s seven parcels were purchased for $5.1 million in 2019 by a joint venture involving Barry Beitler, who is president of Beitler Commercial Realty Services, and a family trust, according to county property records.
