A New 350,000-Square-Foot Development Is Taking Shape in Near West Palm Beach’s Brightline Station

Construction has begun on Alida Residences and West Palm Beach’s first Tribute Portfolio by Marriott hotel near the Brightline station.

Construction is underway on a mixed-use development next to West Palm Beach’s Brightline station. The project will bring a new Marriott hotel and a luxury residential tower to downtown. Developers LD&D and IGEQ, with capital and investment partner FrontRange Capital Partners, recently broke ground at 506 Datura Street.

The mixed-use development will span approximately 350,000 square feet. The development is expected to include Alida Residences and a Tribute Portfolio by Marriott hotel by 2028.

Alida Residences will be a 21-story luxury apartment tower with 181 units. A separate 112-room hotel will operate under Marriott’s Tribute Portfolio brand. An official groundbreaking ceremony was attended by West Palm Beach Mayor Keith A. James, project developers, and investment partners.

The development will bring housing, hotel services, and retail to a transit corridor. It will also continue the growth of the downtown area, Mayor James said. “West Palm Beach’s downtown has experienced strong growth over the past decade, and projects like these are a big part of why,” added James.

According to the LD&D and IGEQ team, the project is designed to serve both residents and visitors. The development is located directly across from the Brightline station, providing access to regional rail connections.

The developers consolidated the site’s three parcels in 2019. The project was later delayed due to rezoning, a pause during the pandemic, and a redesign. As part of the rezoning, a hotel component was added. The rezoning increased the site’s allowable floor area ratio from 2.75 to 6.5, allowing for additional development density.

Alida Residences is the first high-rise multifamily development to break ground in downtown West Palm Beach since The Laurel. The development will feature studio, one, two, and three-bedroom units. These range from about 500 to more than 2,000 square feet.

Wellness amenities will be available to residents. Residents will enjoy high-end interior finishes. A rooftop pool on the 21st floor will offer views of the Intracoastal Waterway, The Breakers resort, and the Atlantic Ocean.

David Robertson, CEO of FrontRange Capital Partners, said, “Downtown West Palm Beach has seen strong office and hotel services investment, but very little new multifamily, and that gap is exactly what made this opportunity so compelling.”

New Addition to Marriott’s Tribute Portfolio

The 112-room hotel will be the first hotel in the CityPlace neighborhood. It will be a part of Marriott’s Tribute Portfolio brand. The property will sit next to about five million square feet of office space. It will be directly across from the Brightline station and close to Vanderbilt University’s planned campus.

Tribute Portfolio is the collection of independent, design-focused hotels by Marriott International. The development team states that the property will serve business and leisure travelers. These travelers are drawn to the growing downtown area.

As construction is underway, Alida Residences and the Tribute Portfolio hotel will bring new rental housing and hotel services to West Palm Beach.
