A mixed-income development in Brooklyn called One Sunset has begun leasing. The 14-story building offers 187 one-, two-, and three-bedroom apartments, a robust amenity lineup, and 6,200 square feet of ground-floor retail.
One Sunset Launches Leasing in Brooklyn’s Sunset Park

Developers Ailanthus, BEB Capital, and SK Development have officially launched leasing at the Sunset Park project. Move-ins are expected to begin this quarter with Corcoran New Development leading the leasing process.
The One Sunset property spans 193,000 square feet with its location at 201 25th Street in Brooklyn’s Greenwood Heights/Sunset Park region. Tenants can start applying for modern one-, two-, and three-bedroom residences. The building also includes 6,200 square feet of ground-floor retail and amenities such as multiple rooftop terraces with harbor and skyline views.

Thoughtful Design and Amenities

Designed by dencityworks | architecture with interiors by Alchemy Studio, One Sunset draws inspiration from the surrounding Sunset Park streetscape. The lower floors of the mixed-income property resemble the brick and terracotta hues of surrounding buildings. The upper floors introduce contrasting glass elements designed to help preserve neighborhood sightlines.
The residences feature open floorplans, oversized custom windows, individually controlled heating and cooling, and stackable Beko washers and dryers. Kitchens in the living units of One Sunset include white Caesarstone countertops, stainless-steel appliances from Beko, and Shaker cabinetry.
Bathrooms at the mixed-income residences feature porcelain tile flooring and teal porcelain wet walls. Additional features include illuminated medicine cabinets, stainless-steel Kohler fixtures, and custom oak vanities with quartz countertops.
Retail Space and Transit Access
Beyond the residential component, One Sunset also includes 6,200 square feet of ground-floor retail space.
One Sunset developers have signed a Community Benefits Agreement (CBA) with area community-based organizations, including Fifth Avenue Committee (FAC). The agreement is intended to maintain the long-term benefits for the Brooklyn neighborhood, including local jobs, green infrastructure enhancements, and M/WBE contracting.
Located on 25th Street directly adjacent to an R train subway station, One Sunset offers convenient transit access. In addition, the location offers proximity to highly sought-after open spaces, restaurants, shopping spots, and art galleries.
