Orange County’s real estate market is poised for significant growth as Irvine considers a new residential development. The project, which is currently in its approval stages, promises to bring about 3,000 new homes to Irvine’s neighborhood by redeveloping one of Irvine’s popular golf courses.

1 Golf Club Drive to be Remodeled into A Residential Neighborhood

California-based Irvine Company recently filed plans to redevelop the Oak Creek Golf Club and the offices adjacent to it. The new property, titled ‘Irvine Spectrum District Village’, would be a residential neighborhood with 3,000+ homes. Out of these, there will be 1,500 single-family homes on top of the 193-acre golf club at 1 Golf Club Drive.

The Orange County-based redevelopment project will also involve a revamp of office buildings adjacent to the Oak Creek Golf Club. This part of the project will offer Irvine residents 1,600 more apartments.

Situated between Sand Canyon Avenue and Jeffrey Road, the Irvine Spectrum District Village will encompass 235 acres. With this development, residents of the Irvine Spectrum District Village can get to the Irvine Spectrum Center in no time.

Irvine Company Brings a Comprehensive Urban Setup

Through its latest redevelopment project, Irvine Company hopes to create a cohesive urban setup. The Irvine Spectrum District Village will include a new school by replacing a nearby office building. Additionally, the California-based developer has filed plans to establish pedestrian paths, pools, and parks.

Irvine Company’s senior vice president, Jeff Davis, stated the benefits of the remodeled Irvine property’s location. Residents of the Irvine Spectrum District Village will have access to restaurants and shopping complexes nearby. Moreover, the redeveloped establishment will be close to the Irvine Metrolink Station.

A Step Towards Irvine’s Housing Needs Fulfillment

Plans for the Irvine Spectrum District Village have come at a time when, on its limited available land, the Orange County city is looking to meet its housing needs. As per the Southern California Association of Governments, the city is working to develop 23,610 new housing units by October 2029.

Overall, Orange County will have to establish 183,861 housing units by the same period.

What Lies Ahead for ‘Irvine Spectrum District Village’

To kick off the redevelopment project, both the Irvine Company and city officials will get together to establish a “memorandum of understanding” on May 13.

During the planning process, the Oak Creek Golf Club will continue to serve the community.
