Houston-based Tex-Mex restaurant Los Tios is preparing to make its San Antonio debut in Alamo Heights, taking over the former La Madeleine space at 4820 Broadway St.
According to Culturemap San Antonio, the restaurant originally anticipated opening in summer 2025, but the debut has since been pushed to early fall. Construction at the Broadway Street property has been underway for several months as Los Tios prepares to transform the former restaurant space.
Adair Concepts, the hospitality group that owns the Los Tios brand, is leading the project. The group announced plans for the San Antonio location after La Madeleine closed its longtime Broadway Street restaurant in January 2025.
While the building will retain some of the former La Madeleine structure, including its distinctive Mansard-style roof, plans call for a significant transformation of the property. Renderings show a central fountain, arched windows and a spacious outdoor patio separated by terracotta breeze blocks.
The Alamo Heights location also has a personal connection to Alice Adair, wife of Los Tios co-owner Nick Adair. According to information previously released by the company, Alice grew up in the area and attended elementary school nearby. The restaurant’s arrival is therefore intended to have a connection to the neighborhood beyond its business potential, with the Adair family viewing the project as a return to an area that played an important role in Alice’s childhood.
Los Tios has a long history in Texas. Rosemary Garbett and her husband, Thomas M. Garbett Jr., founded the restaurant in 1970 in Houston. The concept has since become known for its Tex-Mex offerings and longstanding presence in the Houston dining scene.
The San Antonio restaurant will be only the second Los Tios location outside Houston, following the brand’s expansion to Fredericksburg in April 2025.
At the Alamo Heights location, Los Tios will enter a competitive Tex-Mex market with a menu expected to feature familiar favorites such as puffy tacos, chalupas, fajitas and enchiladas. The restaurant is also emphasizing a family-friendly atmosphere, authentic décor and approachable pricing as part of the overall dining experience.
The new location will give San Antonio diners another option for Tex-Mex dining while marking a significant expansion for the Houston-based restaurant group.
An official opening date for the San Antonio location has not been announced.
