The Los Angeles Office of Zoning Administration has given approvals to plans for a new food market project within the Studio Village retail center in Studio City, according to a determination posted by the city late last month.
The development is being led by El Segundo-based retail development firm Paragon Commercial Group, which acquired the existing, roughly 38,000-square-foot center through an affiliate for about $18 million in the fall, according to Los Angeles County property data.
Under Paragon’s plans, a 27,964-square-foot commercial building within the shopping center, which is at 11263 – 11325 Ventura Boulevard, will be demolished, making way for an unnamed food market occupant and additional 2,185 square feet of ground-floor, multi-tenant retail space, plans show. A 6,250-square-foot commercial building on the site’s eastern portion would remain.
Paragon Commercial Group principal Jim Dillavou didn’t immediately respond to request for comment on the company’s plans for the property.
Zoning approvals given last month include permit compliance approval and a conditional use permit for the sale of alcohol for off-site consumption at the planned food market.
The new food market building will rise two stories and 45 feet.
The project would provide 152 automobile spaces at-grade between surface parking and spaces within the new food market building, in addition to 48 bicycle spaces.
Fall application filings for the Studio Village retail center project outlined a tentative construction schedule ending with tenant-improvement work finishing in April 2023.
