Six-Story Apartment Building Planned In Place Of Homes In Sawtelle

The Bittoni Architects-designed community would mostly feature five-bedroom apartments

The owner of two single-family homes on Purdue Avenue in Sawtelle has plans to replace them with a six-story, 27-unit apartment project, according to project plans filed with the city of Los Angeles this summer.

The applicant and owner behind the project is listed as Amir Mehdizadeh of Camden Holdings LLC, a Beverly Hills-based company that state business filings show is managed by Ari Miller. The two-parcel project site of 2456 – 2460 Purdue Ave. was acquired for about $5.67 million in late 2019, according to county property records.

The developer is seeking Tier-3 project approvals under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density increase above the 13 units otherwise allowed, as well as a 22-foot height increase to a maximum allowable height of 67 feet, plans show. The community would include three units reserved for extremely low-income households.

Designed by Bittoni Architects, plans call for an approximately 48,500-square-foot building with four one-bedrooms, two two-bedrooms, two four-bedrooms, and 19 five-bedrooms. The project would provide 25 automobile parking spaces in a below-grade garage, along with space for 33 bicycles.

Landscape architect Environmental Design Studio is also involved in the project, as is project representative Aaron Belliston of real estate consulting company BMR Enterprises, according to planning documents.

Planned amenities for the Purdue Avenue apartment community include a roof deck, recreation room, courtyard, and 1,430-square-foot rear yard.
