Mixed-Use Westlake Plans Receive Approvals

Modified plans for the proposed seven-story Westlake building were submitted earlier this year

The Los Angeles Office of Zoning Administration has approved plans for a seven-story, 85-unit mixed-use apartment project in Westlake, according to a determination letter posted by the city this month.

The project will rise at the southwestern corner of the intersection of Wilshire Boulevard and South Union Avenue and is being led by applicant and owner Telluride Holdings LLC, an entity tied to Walter J Company and managed by Adrian Jayasinha, a co-founder of automotive service technology company Carzato. After receiving approvals for a project at the site in 2020, Jayasinha submitted modified project plans earlier this year calling for a reduction in ground-floor retail space and an updated residential unit layout.

Designed by Michael Maltzan Architecture, plans now call for an approximately 80,000-square-foot, 85-foot-tall building with 28 studio apartments, 47 one-bedrooms, and 10 two-bedrooms over 4,420 square feet of ground-floor retail space along Wilshire Boulevard. The community will also offer about 9,100 square feet of open space that includes amenities such as a rooftop deck and dog park.

The mixed-use development is replacing a three-story, roughly 30,000-square-foot commercial building and a five-story, 12-unit residential building. Demolition permits were issued in March for the site’s two existing buildings, according to city records.

The new development will provide 83 automobile parking spaces across two levels of underground parking and one ground-floor level of parking, as well as space for 90 bicycles.
